How is the annuity income taxed?

The life annuity enjoys a favourable tax treatment: only a fraction, set according to your age at the time of sale, is taken into account. The older you are at signing, the smaller the taxable share. The exact situation depends on your tax residence; we point you to the right advisers.

What happens to my income if the buyer stops paying?

You are protected. The seller benefits from the seller's lien and a rescission clause written into the deed: in the event of non-payment, the sale can be rescinded and you recover the property, while keeping the sums already received. These safeguards are set out in the notarial deed itself.

Can I move to a care home after the sale?

Yes. In an occupied life annuity, if you leave the home for good — for a care facility, for instance — the deed can provide for your right of use to be converted into an increased income, or for the property to be vacated in exchange for a supplement. This clause is negotiated upfront, when the deed is drawn up.

What about my heirs in a life annuity?
